India’s real estate industry has created some of the country’s most influential business families, with major developers building large residential, commercial and mixed-use portfolios across key cities.
The 2026 GROHE-Hurun India Real Estate Rich List highlights the individuals and families with the highest real estate-linked wealth in the country. The latest ranking features established names from companies including Adani Properties, DLF, Lodha Developers, Oberoi Realty and K Raheja Corp.
Gautam Adani and Family Lead the 2026 Ranking
Gautam Adani and his family ranked first in the 2026 list with estimated real estate wealth of ₹90,400 crore, according to the report.
The family’s real estate interests are anchored by Adani Properties, which has developed a growing presence across residential, commercial and large-scale urban development projects. The family’s real estate wealth increased by 73% over the previous year, according to the ranking.
Adani Properties was also identified as one of the largest value creators in the sector during the year, reflecting the expansion of its real estate portfolio.
DLF’s Rajiv Singh Remains Among India’s Leading Property Developers
Rajiv Singh and his family of DLF ranked second with real estate wealth of ₹90,200 crore.
Although Singh moved to the second position in the latest ranking, DLF continues to be one of India’s largest and most established real estate companies. The developer has a significant presence across residential, commercial and retail developments, particularly in the Delhi-NCR market.
The ranking also noted that DLF remains India’s most valuable listed real estate company.
Lodha Family Holds the Third Position
Mangal Prabhat Lodha and his family ranked third with real estate wealth of ₹67,700 crore.
The Lodha family has built one of India’s prominent property businesses through Lodha Developers, with a strong presence in Mumbai and expanding operations across other major Indian markets.
The company has remained particularly active in premium and luxury residential developments, while continuing to expand its overall project portfolio.
Oberoi Realty and K Raheja Corp Among the Top Five
Vikas Oberoi of Oberoi Realty ranked fourth with real estate wealth of approximately ₹42,500 crore.
Oberoi Realty has a strong presence in Mumbai’s premium residential and commercial property markets, with developments spanning luxury housing, commercial spaces and hospitality.
Chandru Raheja and his family of K Raheja Corp rounded out the top five with real estate wealth of around ₹42,200 crore. The group’s portfolio includes residential developments, commercial offices, retail and hospitality projects.
Other Major Names in India’s Real Estate Sector
The ranking also includes several other prominent developers and business families.
Atul Ruia and the family of The Phoenix Mills ranked sixth with wealth of ₹29,900 crore, followed by Raja Bagmane and family of Bagmane Developers with ₹29,100 crore.
Niranjan Hiranandani of Hiranandani Communities ranked eighth with ₹26,900 crore, while Basant Bansal and family of M3M India ranked ninth with ₹25,500 crore.
Bijay Kumar Agarwal and family of Sattva Developers and Knowledge Realty Trust completed the top 10 with wealth of ₹20,500 crore.
Mumbai Continues to Dominate the Property Wealth Landscape
Mumbai remains a major centre for India’s real estate wealth. According to the 2026 ranking, five of the top 10 names are based in Mumbai, while the remaining top 10 include developers from Bengaluru, Delhi, Gurugram and Ahmedabad.
The concentration of major property businesses in these cities reflects the importance of large metropolitan markets in India’s residential, commercial and luxury real estate sectors.
Real Estate Wealth Growth Slows
The latest ranking also points to a more measured period for India’s real estate sector.
The combined value of the 151 companies featured in the 2026 ranking increased by only 2% year-on-year to ₹16.5 lakh crore, marking the slowest growth since the list was launched. This compares with 14% growth in the previous year.
The slower growth comes amid changes in listed real estate valuations and broader market conditions. Despite this, leading developers continue to expand their portfolios across residential, commercial and mixed-use segments.
